Our approach

A law firm at your side throughout the transaction

Buying or selling a home in Spain means signing contracts, paying taxes and attending the notary’s office and the Land Registry (Registro de la Propiedad), procedures that work differently from those in other countries. Our job is to make sure you understand every step and sign with confidence.

Every instruction begins with a consultation, in person in Sotogrande or Estepona or by video call, in which we learn about your plans, explain how the transaction will proceed and tell you which documents we need.

Throughout the transaction you have a dedicated lawyer who keeps you informed in your language and coordinates with the estate agency, the notary’s office and the bank, so that you do not have to act as a go-between for the professionals involved.

For foreign buyers

Legal support throughout the purchase

Before the deposit contract

We review the listing and the Land Registry extract (nota simple), explain the costs and taxes of the purchase and tell you whether it is advisable to go ahead before you hand over any money.

Up to the title deed

We guide you in obtaining your NIE (Spanish foreigner identification number), carry the conclusions of the due diligence into the contract and agree the signing date with the agency, the notary’s office and the bank.

After the purchase

We pay the taxes, register the home in your name with the Land Registry and advise you if you later wish to renovate, let or sell it.

Planning due diligence

What we check before the purchase

We check the property’s situation with the Land Registry, the Spanish Cadastre and the Town Hall: who owns it, how it is described, which licences it has and whether what you are going to buy matches what appears in the documents. With that outcome, we explain the terms that should be included in the contract.

Legal review of the property

Charges, contracts and signing

We also check that the property is free of charges, mortgages, attachments or pending legal disputes, draft and review the purchase contracts and represent you at the signing of the title deed before the notary and at registration with the Land Registry. We make sure that all the documentation is in order and complies with Spanish law.

Financing

Advice on financing and mortgages

We work with banks to make it easier for international buyers to obtain a mortgage, and we review the loan terms before signing so that they suit your needs and respect your rights as a foreign buyer.

We agree the date of the title deed with the bank, the notary’s office and the other party, so that the financing, the due diligence and the signing move forward on the same timetable.
