Olive grove in the Andalusian countryside

Buying a country house in Andalusia: what you need to know

In short. On rural land the general rule is that no new home may be built. Existing houses may be legal, have AFO status (asimilado a fuera de ordenación) or need to be regularised, with very different consequences.

What to check before buying

Before buying a cortijo or a country house, it is advisable to check the land classification and any protection, the age of each building, the legality of the access, the source of the water, the sewage system and whether the estate comes from an authorised subdivision.

Later additions

Later additions, such as porches, swimming pools or guest houses, should also be reviewed, as they often do not date from the same time as the main house and may still be within the period during which the Town Hall can take action.
